The MFH market is very competitive and deals go QUICK!

I use a lender that oonly requires one day of seasoning so that I can refi as soon as the rehab is completed into a long term, fully amortizing loan.Cassidy, are you seeing competitive rates with this type of loan?  

During heavy rains, which are common in Florida, tenants almost need to wear waders to get from their cars to their apartments.The roofer does offer financing, but the rates are comparable to what we can obtain elsewhere.

The draw back to these loans is that they are more paperwork heavy than the other "portfolio" types of loans (more on those in a second)....but if you have ever received a loan on your primary home, it's likely that you will go through the same type of paperwork here with conventional lending.

Buying in Huntsville now is very competitive.  

A quick note on STR, the market is competitive here and pretty saturated with rentals in town(specifically those not on the beach). 

If most of your competition has a pool, I'd go that route and try to add something indoors like a game room.

As many have said, there are pros and cons to both short- and medium-term rentals, but I've found that Nashville is still a competitive market for each! 

Nonetheless, it is frowned upon, competitive, and it's not something you should do alone.
