I also pay for stuff to be on time - I usually give around 50% more than what's scheduled depending on the scope of the work.

I just got done with a 2 month, $55,000 rehab on a SH property then the Code inspector went in and pointed out the most pointless stuff that I have ever seen. 3 pages worth of repairs is what I received in the mail.

I don't mind cosmetic work but I'd likely avoid any huge (crawlspace, New HVAC, etc) type stuff.

Which most of them have been fixed up by now to not have problems, but you know stuff will come up.
