I think one of the reasons you see that is because the Pro area is not searchable by Google.

Also, you can search "assumable" as a key word in Zillow to see some of these listings yourself.

@Mark Albini Google some of the California projects I'm always seeing on the local news here, you'll see how elaborate they can be, The only ones I'm seeing get done with zoning changes are the ones that have some sort of Non-profit or charitable component.

You can also find real estate investing groups through meetup.com, facebook, or a Google search.
