, it sure would remove a PITA factor (over the years).What you're doing right now is just a theory, you won't really have much data to judge it until you live with it through a cold season.On the plus side, if you have renters that fall on hard times and can't pay the gas bill in February, with your current plan the pipes should not freeze up (hopefully it's warm enough inside to prevent this).Good Luck!

I understand you why this market does not give certainties The only one is that if the market goes down, which I think will happen, rents will remain stable or simply grow freezes at 30 years and remember to have positive cash flow the strategy is always the same good luck

I’m Pretty much open to any place without a state or local income tax, low property taxes, cheap insurance, no hurricanes, no tornadoes, no freezing temps, and a rising population caused by people fleeing areas that don’t offer these things.

And if you are in a colder winter climate (like we are here in Milwaukee) you can't do exterior paint in freezing temperatures and FHA won't close.

The WI leases I'm familiar with do call for minimum heating in the boilerplate section that whoever provides heat will make sure it's at a reasonable level for habitability and prevent damage (not turning heat off when you go on vacation and having pipes freeze).I agree as well with adding some electric baseboards in rooms as needed as an easy way for tenants to warm up a space (typically more costly way to heat, so hopefully electric for their units are separately metered).Hope that helps with some of the questions.
