Hello BP community,I've come across a situation, and I'd love any advice or ideas on how to handle it...I'm looking at purchasing a blighted property, completely run down, attracts bad elements etc.  

The Pm is the key element.

First thing that had to be done was water mitigation and protection from elements before any work was to be done.

Aloha,First, I would recommend you learn, hands on, as much as you can about how a unit is constructed and how various elements are supposed to function.

I think the "evaluate this deal" posts should continue as a core element of the forums because the whole appeal of real estate as an investment is that each property is a little different.  

I have no issue with a RX that you go to a dispensary to get your meds but growing invites a whole other element.

These elements sent me back to the workplace where I know I don't have any business being, like where I am now.

I know of a handyman company that started out with the person that runs it being shown how to invoice and get proper insurance.One can impact the physical neighborhood in a positive way.There is also the chance to make environmental impact with water saving devices, lower wattage bulbs, maybe even solar panels or charging stations for electrical vehicles.

Think environmental!  

I believe there are ways you can include many of these elements in the lease but I am unsure as of this writing.
