Warren Buffett has told his children to just buy the SP 500 index fund and do nothing else with any capital not allocated to Berkshire stock.

Does anyone else do this?

Is there anything else from seasoned note buyers that I might need to consider before attempting to work a deal? 

Geez  I would be talking to your HML right now as I doubt they want to take it over.and try to get a workout with them ASAP.. sounds like its going to be  a loss anyway you cut it and I have to think you put up cash for a down payment as well. maybe someone else will have some pearls for you.Wholesaler is going to low ball you for sure.

As mentioned, I don't see vacancy and bad debt (missed payments) on here which calls into question everything else. 

I don't care about what someone else posts about me and that stuff is still there.

A 30-year fixed rate mortgage is currently sits around 6.6% interest:All else being equal, lower mortgage rates reduce the cost of ownership and, thereby, allow more people to afford to buy.

Now, if I write in my "Name and/or Assigns" in the Buyer field, I can then go sell my equitable interest, i.e. the right to purchase the property under the terms of the contract, to someone else.

What else would you consider before making this keep/sell decision?

Has anyone else dealt with something similar?
