Secure pre-approval for the second mortgage or HELOC before committing to the builder to ensure a smooth transaction.

If you save the date and amount for each transaction in Excel, it's easy to calculate your IRR.  

Additionally, it's helped me understand the transaction process significantly, preparing for when I do take the leap into investing.
