The engineer can help with this estimate, but local contractors are the top source for getting this info. 

He usually buys under $30k, puts $100k in the rehab, and then they appraise for at least $175k.I assume you're contacting HMLs vs banks/credit unions in the area, is that right?

The only reason I even considered this is we stayed in an Airbnb in Temecula CA and the APP they used was awesome for info and details.
