Hi Melissa, I'm not familiar with what appraisers use in your area so I'm not sure this helps, but when I worked with the appraiser, I used these reports to point him in the right direction, and he would use his resources to confirm.

When any calculator or spreadsheet is oriented toward only one outcome (rental for instance) you have what is called "confirmation bias".

Reading success stories just further confirms I am headed in the right direction (or right direction for me).
