REO's and estates are two other components of the MLS that I've had some fairly good success with.To discard a technique that takes a couple hours a week because it only gets you 2 or 3 deals a year does not make good business sense.

I use costs I've actually incurred on the flips I've done and supplement that information with "The Book on Estimating Rehab Costs" by J Scott - a good summary of major repair components and their estimated costs.

.- I'm not a fan of the combo MC/light... if one component fails you might have to replace the whole thing... as well, depending on the height of the fixture, the light may not end up being high enough if the mirror is properly placed, or the mirror part too high.- If surface mounted fixtures are placed below the light fixture, but sure that they are compatible in so much as their projections from the wall so that the MC doesn't block the downward light many folks might want when looking in their bathroom mirror (or simply directing bulk of light/heat onto the top of the MC).
