I understand it has to be a “like-kind” property and I have 45 days to find another property after it sells, and 180 days to close on another property.  

Usually, owners will look a little more kindly on MTR because it's less wear and tear.

After reading this thread, a few comments come to mind over this common A or B decision.Without knowing how much it is (no need to say) makes my advice (or more accurately, my opinion) more general in nature but here it goes:Lending has very little to no tax shelters whereas buy and hold does.

Maybe they work for the fiber company and they want to put some kind of utility hub there.

this is very common.. 

I have doubts about his experience in RE, which I believe may be common among CFP.
