I get this from prospective tenants all the time that "I have no criminal convictions", and then they come back with two dozen traffic violations, contempt, disorderly conduct, etc.I agree that the best candidates here are staying put unless they have to move.

If I had to GUESS. 1/3rd of the people who live in California do so for the climate, the views, etc, are truly happy there. 1/3rd of them just aren’t motivated enough or financially secure enough to move, and 1/3rd are trapped by jobs that “pay more than they can make somewhere else” even if they net less after taxes, higher cost of living, lower quality of life and so on.

In the current climate, it is not easy to get commercial leases done and if that tenant goes dark or decides to leave you could be looking at holding the space for about 6-9 months to find a new tenant.
