I wasn't suggesting any particular solution, but there are a few active investors who say they get many seller leads from property managers with the inducement being that they will not change management.

Regardless of who comes out with panic induced literature & media regarding the housing market / economy; there will be those that make it out and the majority that will be caught in it.

I have to agree with Jon , that living next door to your tenants is a bum deal.

What I was going to give is some background of that investor, his financial situation that can be used to induce him into funding your deal.

That s/he grossly mislead you or lied to you about a fact or facts to induce you into closing.As others have also stated, ARV is a subjective opinion and as such it may be impossible to prove a fraudulent behavior.

I have seen an even uglier side… a bum breaks into your property and somehow gets a piece of mail with their name on it send to the property.

After 4-5 months of self-induced education and underwriting/analyzing multiple deals, I finally jumped on my first apartment (duplex).

Motivated to get off my bum and make some deals in 2018!
