This may seem like a naive/juvenile question to someone of experience, and I'm new so here it goes.What positive/negative sides are there to having a lender who isn't local to the area I'm looking to purchase?

I think you are definitely on the exact right track with your thinking - have you put all this side by side in excel (very basic excel "modeled out")>?

If you have the reserves and you have a ton of experience, you might be looking at keeping between 30-40% equity on your side.
