Buying a new, or nearly new property, even when at a 10% premium to the market, typically allows for higher rents to be achieved, provides for warranty transfer on items like appliances, roof, windows, and general construction, and prevents cap ex issues to impact annual ROI for the first 10-20 years.

They knew and supported what I was trying to achieve, and worked to find solutions with me to make the financing work.

Of course this is only as good as the staff doing the data input.  

Those type of buyers are trying to beat the bank for yield they can get there.I typically ask what a potential clients goals are with their current income from a job or business, age, family info, how much passive income they want to eventually achieve annually, current net worth, and liquidity levels.

I was interested in this topic as well, hopefully we can gain some insight to this.I'm wondering if you're able to achieve anything that would cash-flow as oppose to an appreciation/break even cottage play considering the short length of the rental season. 

I'd like to add "preparation time" across all channels for our property (AirBNB, VRBO, direct)... ensuring that there is a 1 day gap between bookings (no same day turns).I've been told I should be able to achieve this result with the "Adjacent Day before/after an unavailable night" feature, but I'm not able to get it working.Anyone know how to make this work?
