It's gotten to the point that my tenant is now accusing me of misleading her, saying I "took advantage of" her and am overcharging for rent.

Every time I tell people the steps on how to do it, I get accused of "selling" something.Therefore I left it up to you to ask me questions and I will answer.

Some are, not a blanket accusation.
