Creating an LLC: Forming an LLC may offer liability protection and help with structuring multiple properties, but it doesn’t change your ability to take rental property deductions or depreciation.

No and you need to put this on hold and research the condo nuke that's about to hit Florida in the form of new legislation that no longer allows condo boards to defer necessary repairs.

They have stepped in to cover repairs for me, pressured mngt to do the same, introduced me to other PM teams that would perform better, shared multiple resources with me to assist with the sale of the properties and have spent ample time helping me strategize overall about what to do with these properties.

To just form an LLC you should be able to figure it out.
