The people that rent that listing are a family of 5 or more, week at a time, always summer, occasionally holidays or a wedding.  

I have built some good businesses that I enjoy and doubt I ever retire, not to mention having 3 daughters in private school and weddings to pay down the road.

Not having one is a turnoff and tenants rather rent elsewhere rather than spend money on the refrigerator, especially newly weds or someone just leaving home having also to buy furniture.I know in some areas, landlords don't supply them.

Borrowing from your primary comes with risk, and borrowing to put money down on an investment property means you are basically 100% financing that investment property, which some people will frown upon.My 2 cents is that it is totally OK to use a HELOC on your primary to put towards a down payment on an investment property, but you better be very cautious, conservative, and selective with that investment property that you buy.Many people use HELOC's to buy a boat, pay for their kids wedding, or fund a lavish vacation.
