But I do not need to pay for a prima donna report to to tell me the gutters leak or that the bushes should be trimmed back, or that there is a slight leak in a vanity that is coming out anyway.

If a roomer's pet is destructive you can talk to them about it immediately instead of after 6 months of destroying your trim, for example.

If that doesn't work, remove the trim from the top of the frame and install a 2-3 inch screw through the top of the door frame into the framing above.

That said here's what our numbers look like, we think we're being conservative on the costs:Age of House: 1987Offer: 100kARV: 160KRent: 1350/monthRepairs: 35K (worst case - expecting less - hard to say since this is our first go around)master bath needs fixed, guest bath just needs a good clean, flooring in the entire house needs replaced (guessed 10k alone for that), fresh coat of paint, tree trimming/removal as they're very close to the houseAppliances - original but seemingly alright shape, original hot water tank (OLD)the good: brand new roof, brand new AC unitWhen we did the numbers we worked in possibility of having a management company (10% of our rent), maintenance costs + vacancies (about 12% of our rent), with 20% down the numbers come out to be around 300 cash flow.

A poorly done paint job is worse than not painting at all.amen. prepping those old wood cabinets is key. i've redone my kitchen by sanding (not very heavy) the cabinets down, then applying primer (2 coats), then some semi-gloss Sherwin Williams urethane trim enamel with great results: https://www.sherwin-williams.c...
