Tell them they can put “clean fill” in the low spot or they can buy dirt from the high spot.  

Your responsibility ends with providing a clean and safe place to live.

Normally you see people get into this space and they want a clean house as is and simply want to do cosmetics to it which seems easy enough.

If you're going the umbrella insurance route, perhaps see if it will cover you for several things including just the routine slip and fall (like mold or earthquake).

The lake in Lake Havasu City is beautiful when it is clean, and the city is working on that (darn houseboats dumping in the lake), but be prepared for a funky fishy smell when you drive into town on a hot day. 

I had a similar situation , I kept the house clean , neat and liveable for 10 years , when the last tenant moved out , full gut down to the studs rehab , everything new . 

Going to be listing a new property soon by Lake Winnisquam in NH and Im looking for some recommendations /referrals for photographers & cleaners that specialize in ABnb / vacation rental property listings.Ideally they would have a lot of experience with short term rentals for both since they are much different than residential house cleanings and regular real estate photography for MLS listing.Anything helps!

I wouldn't see an issue with this one, as long as there is a clean title should be a pretty simple process.

That would be for a very high end full house with weekly cleaning and amazing furnishings one block from Broadway or the track.
