If I tried to get a tailored policy through a more traditional company, I'd be concerned that I'd simply overlook something important that the insurance agent wouldn't think to write in (such as: I leave a bottle of wine for a guest.

I know how easy it is to get fubared by undercapitalized contractors all the corners they try to cut.. relationships are the key @Jessie Huffey as Jessie says you find a great contractor you bring him a bottle of wine or a six pack or a gift certificate for dinner.. what ever it takes to keep him or her on your team they are invaluable.

I loved the food, wine, and hiking in the Bay area.
