Needless to say I don't bother with the MLS or look much at all anymore. 

Needless to say the future and being able to secure more money for my family has become a priority for me.

So needless to say I was pumped finding this one at $185 and I somehow miraculously got my offer accepted at $10k over asking (on par for our market) beating out multiple offers (thanks to my badass realtor).Now my mortgage plus taxes and insurance will equate to $1333.

Needless to say my valuation and his were quite different.

Needless to say the new unit has a low pressure shutoff switch installed.Making some assumptions here but it seems like its not a huge ROI considering it seems you may have 50-60K of equity that's netting you potentially $111 a month.My personal opinion (making some assumptions again)... sounds like you've got a nice home in a nice area close to the metro; I would sell, avoid the capital gains, and invest in a not as nice rental that is similar bed/bath/sqft or further from the city.I'm not an expert by any means and I am not comfortable with cap rates as low as a lot of investors here (who have been doing it a lot longer than me) are.

Needless to say, they were happy to do so.

Needless to say, they all need Work.

Needless to say working with the town and county government is a long and laborious process and slowed down the whole refi process.

So finally, after much needless delay and procrastination, I have submitted the docs required to move some leftover shrapnel from other funds to a SD IRA here in Houston.
