A multifamily located in a well cared for single family neighborhood reasonably near daily necessities and job access is particularly attractive.

But I wouldn't factor it in at this stage, when it's something you can easily do yourself.Factor in the necessities, not the luxuries.

As the seller, using seller financing with a property that has 100% equity, is almost a necessity.
