Class A you're more at the winds of the market rather than being able to force appreciation like a true value-add deal.

I wouldn't have any interest in buying something like this to hold since it would be so far negative cash flow wise on a monthly basis.

Then make foundation/roof repairs one at a time.

And in order to defer all tax you must purchase at least as much as the aggregate net sales price of your properties.These all can seem daunting but in my experience exchanges are more successful than not.

So square footage for only the bedroom you rent, and possibly a bathroom if they have exclusive access.
