Second is time; I have made the decision to work for myself full time and will put all my energy toward any deal I work on.  

The stars finally aligned this past year and I bought my first duplex.

We travel, take daily walks together, attend church, assist at the Phoenix mission, garden, hike, keep on on the latest issues, have lunches and dinners with friends, attend family events and sit and stare at the stars. 

.- You are rich with time, ambition, and energy.** Focus on the latter. 

Farming does require a large time and energy investment on the part of whoever does it, but this can either be you or it can be someone you hire on a wage or commission basis or someone you partner up with.

My neighbors use much more energy than I to try to cool their houses.3.

In the end I broke even, but considering the time and energy I put into that deal I really lost out big time in the end.

Now if you want to be fancy you can also get a desalination plant to pull water from the ocean, but those are still quite expensive, energy hogs, and not needed unless you have some serious water demands.
