I would ask the agent if they are an oxford house investor themselves or just a broker that help investors find houses that work for the oxford house chapter. 

Proformas are just estimates, if it's the brokers proforma or the sellers, I'd cut that down quite a bit

As others have mentioned, I recommend starting to attend some local meetups here and there just to start brushing shoulders with other brokers, investors, wholesalers, etc. to really get your feet wet without putting money on the line.

We have sold on paperstac, lots of brokers on there that never close.

. § 452.03 states that no person may engage in or follow the business or occupation of, or advertise as a real estate broker or salesperson without a license.

Proper is a broker.
