Considering that she's a dual agent, the old phrase "a bird in the hand is worth two in the bush" applies here: if you pass, the likelihood that she'll be a dual on the second buyer is much lower...and she should realize that. 

From what I recall, you're supposed to be able to enter a property once you have provided a "reasonable" notification period (24 hours in most cases), so their schedule should be irrelevant to getting a repair completed, assuming you have a key to the unit and you're going to accompany the repairman.

The typical "snow bird" doesn't want a 5 bedroom/5 bathroom home when they visit off-season.  

I'm completely new to the field of Real Estate, but I do know that I want to begin by "bird dogging" for investors.

The costs are for labor, material but are not accompanied by invoices, receipts or anything that can be verified.  

Shop the banks for the free perks that accompany a personal checking account. 

I work with alot of out of state investors and alot of time in the screening process I ask my clients what they are looking for and find out they are really just investors trying to find bird dogs all over the country to get them an awesome deal. 

If selling homes with out a license is a third degree felony, how are bird doggers and hold contracts with option to assign and wholesalers posting all of these properties on facebook and craigslist having no ownership or clear title to the property? 

So, I'm going to go ahead and assume I can't just jump right in and start buying when I'm barely going to be able to afford 1-2 steeply discounted notes.Something I have seen mentioned but can't find much information on, is the idea of wholesaling or bird dogging notes same as you would hard real estate.
