I-if it's "big expense", I get ahead of this issue by whipping out a receipt book (you can buy one at any store like Target, Wal-Mart, Staples, Office Depot, etc) and jot down the work that was performed, materials, hours, amount of people, other expenses, etc.

I hear that some STR businesses are able to classify as actively managed / active income given similar activities.If i were to switch at this point, I would certainly go ahead and pay their fees gladly given that they have already completed the majority of it!

The reason was due to non-payment.To protect yourself as the seller, it is advised to make a payment and stay at least 1 payment ahead of your buyer at all times.

If not, I would still recommend going ahead with a professional cleaning company that has experience with mold remediation (make sure they send before and after pictures as well), if you really wanted you could give a small credit to the tenant to make them happy as well but 100% not required.
