Of course these numbers can be tweaked to give the seller more “motivation” to sell and or give the investor a better buy for bigger profits.The authors give a “secret hint” to add to the contract a clause which states the investor (buyer) will not be obligated to the first lease option contract until a tenet is found.Hopefully this is understandable.

If we tweak your numbers a bit to say $100k/12 in monthly rental income, $50k/12 in PITI, and pretend there are no other debts appearing on your credit report and nothing you write off, and further if we pretend that you do NOT live in this property (eg, house hacking math is different and less generous), then your DTI would hypothetically be 0%.

Most likely you will have to at least tweak to customize to what will work well for you and your area.Also you may consider creating a Mastermind Group as suggested in "Think n' Grow Rich" which can be as simple as selecting an imaginary council that possess attributes you admire.
