Are the toilets from 30 years ago when the house was built? 

If you are scrubbing toilets and mowing lawns, you got yourself a $15 per hour job.

The guests pay a cleaning fee and you can pay your cleaner to take inventory and stock toilet paper.

You want a local guy that you have multiple policies with that will go to bat for you with a big insurer, unless they are waaay over priced…I got a great deal through my local Allstate agent and he’s dealt with 2 different $30,000 claims on toilet supply line water damage at 2 different properties.  

I’m looking to start doing my “dry reps” as David Greene calls it, so when I do get my down payment saved, I will be able to quickly evaluate a BRRRR deal.I plan on looking through homes for sale in my area and running the numbers on them to see how they pan out.

Small company, a little bit of a pain to get set up, but it connects to a cellular network (not the tenant's wifi) and can either meter the water at point of use (each sink, shower, toilet, etc) or have a main meter if your plumbing is separated. 

We had a few minor issues with the home, leaky toilet sort of things, which they took care of right away.

The only time I've seen this turn into an issue is if you offer to pay for the flooring and then the tenant comes up with more requests every couple of months (e.g. new toilet, different color paint, new washer/dryer, etc.) 

You know, maybe a dozen single bedroom, with a hot plate and one toilet down the hall.
