I know what its like to be struggling for survival... to cut cable, home phone and internet, have to go to the library for internet access, live on cheap bread, tuna and peanut butter, keep thermostat at 55 in the winter to save fuel, cutting copper out of an old schoolhouse to buy gas to get to work, buying clothe at salvation army.

The thermostat seems to be working and the furnace fan seems to turn on, but I don't hear the flame light and after a bit the fan just turns off.

I clip all of the appliance and thermostat manuals together and leave them with the book.One thing I still want to do is make up a list of "House Rules", a list that clearly defines some of the main tenant requirements from the lease, but in a summarized, easy-to-read format.

The tenants we accepted continue to pay rent online through cozy.co .The tenants that we chose have been great so far, the only complaints really being the heat situation, since there is only one thermostat(I use a nest thermostat, which I can control max and min temps) bottom tenant likes it really hot, and upstairs not so much.

You can research prior utility bills for the building and get an idea of utility costs, factor a % overage and include this in base rent. the cost for electric baseboard type of heat is probably going to required a electric panel upgrade.In my building the apartments had their own thermostats. we bypassed the thermostats, put the boiler on a separate thermostat that was in basement and controlled the heat at a set temp. this area was locked and only mgmt had access to that, the boiler also had an aqua-stat it's a temp probe that helped with the heat system..

I can personally attest to that as I've replaced 2 HVAC systems and an Expensive Thermostat in another in recent months proving you need a CapEx fund or reserves.

Hi allI was wondering about your experiences with controlled thermostats -- there seems to be so many choices -- ones that are actually hard set, like 71 degrees or 73, then units that are both programmable or not but have "set points," etc.
