We also tore down all the drywall because the previous owner smoked in it daily for 30 years and the electrician said it’d be cheaper if we just tore down the drywall, so we had to pay $30k for someone to come through and put new drywall, tape, mud, texture, and paint when the electrician was done.

And the La investors failed big time.. this is were most of your 08 to 2011 foreclosure inventory comes from in all these markets , Granted it was a lot of sub prime Owner Occ but it was a crap load of investors who just could not keep properties up and running.. they were undercapitalized to start with. they were sold a program that called for positive cash flow,, they were really getting negative cash flow and of course the 8k per house they took out at closing is sitting in the driveway either on wheels a Jet ski or was that fabulous trip they could never afford.

In MA they only allow jet skis on larger lakes so it was a question we got alot when selling our lake property on a smaller lake, probably 60 acres.

Too much you see people come on here that want to know the "secret", and I'm guessing they probably recoil in horror when they find out the "secret" is a full-time hustle, busting ***, forsaking video games and jet skis, driving dumpy cars and living with dumpster furniture while you plow every last dollar into something that makes more money.
