I hope you realize now, after reading some of the other responses (except the last one) how ridiculous the question is.

I realized this when I bought a place in an up and coming area (Jefferson Park 20 years ago-it was a fairly rough area then).

Tenants who want to argue with you also need housing so if you can drag it out they will realize their time is better spent looking for a place that will accept them. 

The valuation for my property has gone from 35 to above 60 due to the price I purchased at and I understand this was my shortcoming not realizing this would happen.

As I got older I realized I am not the best at everything and can find people to do things a lot better than me, and while it is an expense, in the long run it saves me time and money.

I'm getting a lot of folks who are looking at a similar path or who may have already done it and don't realize all the added compliance.

Located in: Trenton, NJ  one thing to realize and talk to your accountant about is if you assume it - do you assume it based on his cost basis, which could be a lot lower than the property value and then when you do eventually sell it, you could be hit with a nice capital gains bill. 

MANY self-managing landlords violate Florida law and don't even realize it... they just get away with it because the tenants don't know. 

You will have to realize it and move on.

First time home buyers are very easily scared, people that have experience with owning a house are more accepting of issues and realize that things can be fixed.
