Not connected to grey water, sorry.I would prefer this only if there will be couple of thousand in government rebates, but knowing the government, they want to conserve and stretch the budget as far as it goes to impact max number of constituents.

My quick answer is that if you have a limited amount of funds that you can churn and you are able to reliable replicate what you have just done and do it in a timely manner (6mos or less), and do so without the churned funds sitting idle for long stretches then you will almost always be better off flipping.

If you only need 4 houses to retire let’s say then the 15 year loan would probably be best (unlessyou are stretched too thin and can’t qualify for all 4).

Looks like a pretty good starting point to me.One thing I think is important is for Agents to master a certain market before stretching themselves out.It is impossible to know the in's and out's of every market.

It was at the top end, and a stretch really of what we were willing to spend 550k but it was such a great location I just had this feeling it was a fantastic investment.
