Install Stain Master Vinyl plank floating floors to all rooms.

They have unfinished oak that can be stained or paintedBamboo floors seem to be popular,looks good and durableIf you already have a tb in the other bath consider a huge walk in shower only in the new bath. 

We spent some money on an outdoor structural repair and next spring we're going to have to stain the cabin.

The first duplex we purchased had oddly placed stains near the top of the walls by the ceiling, as if someone projectile puked on a regular basis.

It is very hard to get rid of those smells and it leaves stains on the walls.

Either strip the upper treads then stain/poly both sets or prime/paint both sets black.  

So the only work I really need to do is power washing and painting/staining the exterior.

They repaired all leaks and leak stains, several of the windows, put a new roof on, and put $450 towards repainting the patio and balcony due to peeling paint concerns.

. - Kitchen stove/ refrigerator/ microwave/sink must be maintained clean without grease/stains when possible. - Toys, and other belongings on the Deck and lawn/patio/outdoor areas must be organized and not lay all around the property/yard.
