Most leases spell out explicitly what happens when you break your lease. 

As a landlord TAA's leases are designed to protect the property owner and very clearly spell out the renter's obligations.  

And their paperwork spells this out clearly. 

Wile digging through the document, I saw that it clearly spells out "If a mortgaged property has been or is about to be conveyed by the mortgagor and the master servicer has knowledge thereof, the master servicer will accelerate the maturity of the mortgage loan, to the extent permitted by the terms of the related mortgage note and applicable law."

I need to spell out milestones so we're clear on when the payments are coming, and I'd also like to know what each aspect costs me.

So the term is not unique to just real estate.The Note is simply the I.O.U. that spells out the debt and terms of repayment.
