If you’re looking to stick a shovel in the ground and pull out diamonds you won’t find that anywhere. 

We have a few clients (landlords) who live in their buildings (usually 2-4 apartments) and have or want an arrangement that involves one or more tenants cutting the grass or shoveling the snow.

All of the hysteria about automation wreaking the economy is just nonsense to me.It’s like saying snow plows put all of the poor snow shovelers out of work and they all were doomed to a life of poverty and disgrace.

So lets say we sell a new spec for 500k  NO way are we making almost half in net profit.. 500k house is about 2200 sq ft  build cost  120 a foot or 280k that would only leave 40k for a shovel ready lot.. and shovel ready lots are 100 to 140k in our market for 500k exits Also you have cost of capital you have tax's utls insurance and marketing costs ( real estate commissions) .. 

I was talking with a neighbor a couple weeks ago while shoveling (we live in CT) about myself and goals with real estate and he had mentioned his desire to sell his home since he was sick of taking care of it and dealing with tenants.

Sewer line excavated and replaced, $1500 tops or I‘ll get out a shovel myself.

I guess next time I should remember to shovel the sidewalk.BEFORE & AFTERON TO THE NEXT!
