Ideally, I'd like to take advantage at Airbnb'ing both units, but I am wondering if I should play it safe and long term the top unit to ensure consistent income and Airbnb the bottom unit.

Last but not least in the "why DSM" bucket you have your traditional three motivators: low cost of living/affordable housing, access to well-paying jobs, relatively safe neighborhoods, and decent schools (I recognize, that is technically four and a half but I am rolling with it).

Small multi-family properties in LA area are around $850k-$1.3mm in an area where I would feel safe to sleep at night and in a condition that would get FHA approved Scenario 2: we purchase a rental property in Fresno or out of state, with 25% down and aim for $100/month per unit cash flow.

It's 2018 now...... get with the times peopleAs for cash....feels good but not very safe, plus its easier for a tenant to claim that they paid you when they didn't because there is very little paper trail to prove anything.

(I already provide a safe and quality home for a reasonable price.).
