I need to find out what a fair rate for the property should be, so I'm tempted to call in a broker, but I don't want to pay a commission for what might be a very easy deal.I figured I'm not the first guy in this situation, so I thought I would post the question here and see how others have approached this situation.Of course, if the tenant chooses not to renew, then I have a whole new set of questions: should I sell this property and try to roll over into a new 1031 exchange - or should I keep this property and try to fill it with a new tenant?

@David F.net rental income = (75% * rent roll) - PITI.25% is to cover expenses. per Fannie Mae: "The remaining 25% of the gross rent will be absorbed by vacancy losses and ongoing maintenance expenses."

Now you are on a roll and if someone took your auto because you did not fix something the tenant requested you would be upset.Okay, clearly you can't see the legal contradiction in your own post, if you think it's OK to tow a car for a flat tire, but not ok if they failed to pay for their monthly parking fee.I'll wait for a more legal opinion.

If payment does not hit your bank on the 1st, you will issue a 3 day pay or quit or whatever your state allows and that will allow you to start the ball rolling sooner on eviction if they do not get rent paid by the end of the grace period.
