Ambitious engineers and product managers sometimes see a stint in Big Tech as a way to gain the experience and financial cushion that will help them create their own startups.

Ask about free tenant replacement policy. 

Their departments are segregated so the new ones don't learn anything from the successful ones, their teams tend to skew engineer heavy with little thought for user experience, and their products rarely integrate in a sensible way since they are so segregated. 

In our lease agreement we use we put that the tenant if they break the lease are responsible for any marketing cost, tenant placement cost, and other associated cost of replacing the tenant.

If this represents a small portion of your portfolio that could be easily replace then why do it?  

Besides, it will be easier to find a replacement tenant in July than it will be in November.Let him terminate without penalty as long as he agrees to let you schedule showings to potential renters and helps find a replacement.

So if/when furnace goes out, it's on seller to pay to repair/replace.
