The lease received from the prior landlord states that the tenant did not give a security deposit, her lease is up for renewal in 6 months.

My property's lease is coming up for renewal at the end of June and I wanted to get a sense of how many weeks before the end of lease do you start to advertise the property? 

  - my only insurance claim in 28 years of car/home policies was for a windshield (road damaged) 10+ years agoI now realize it is likely for my State Farm policy premium to increase and after having read all sorts of horror stories online, I guess worst case scenario would be State Farm cancelling or not renewing my policy at which point I'd be at the mercy of high risk/$ options. 

So I don't see a big issue if you can't get them to sign something.From my experience the only time I get something in writing is when they don't want to renew the lease, leave the place in good condition so they can get their deposit back.

May 1 I signed a 6 month renewal. 1 week ago today while I was waiting for appliance delivery the neighbors decided it would be a good time to tell me how much of an issue the tenants had been.

The drivers license needs to be renewed once every five years which means one night in South Dakota every five years.

I've found that the fully earned (no refund) policies on a 3 or 6 month term offen end up costing more when you have to renew for another term.  

Realize that if the landlord decides to not renew your lease you are probably out of business. 

I'm still recovering but I decided to get the judgements because they last a while, can be renewed, and earn interest (9% in Illinois).
