You might want to consider reaching out to experienced syndicators on BP and asking if you can see pitch decks from closed deals.

I was planning on reaching out to them but that’s a good pointer to take into account. 

Like many investors, I've reached critical mass (50 doors) with what I can manage myself (plus one girl PM help).  

I have researched the top brokerages in major metropolitan areas, and I'm reaching out to them Via email and phone calls.

2) I haven't yet reached out local banks, but seeing the quotes from brokers makes me wondering if Banks may be better? 

Most everyone that you've described or hope to reach is either an investor, an already learned and savvy buyer/seller, or a cheapskate, and that just doesn't fit the prototype of what the vast number of buyers and sellers are - ordinary people who just want a fair price on a house and to get in and out safely without having to learn the RE industry themselves or spend a lot of effort on the process.
