How about a lease w/option to purchase structure or a straight owner financed sell to you?  

I found the home as a for sale by owner by owner and it had a four car garage in a great location with a large lot.

The presenter lost me when in the initial free seminar the speaker was talking about how it was easier to foreclose on an owner than to evict a tenant.

However, every company I find either doesn't insure non-owner occupied units or is extremely expensive.

I’ve seen folks pick up land in similar setups.. sure, maybe not always in Wyoming, but in pockets around San Antonio where people said, ‘Oh, that’s just dry scrubland,’ adn now those owners are sitting pretty with properties they can eventually develop or flip.

The rules on multi-family owner occupied recently changed allowing you to put down as little as 3.5% on up to 4 units.

On top of that, when you go to sell you learn the market has been stagnant and has not appreciated with limited owner occupants & investors are not willing to pay retail given the amount of distressed inventory that exists in the market.

You can bill back to the tenant if they caused them, but they have placed the responsibility on the LL because they're trying to curb the spread and know the property owner is more likely to manage that than a tenant especially in a MFR situation.
