My thought is there are cultural influences at play here  People can call me racist or prejudice all they want.I'm none and never will be.I'm realist but there is something to be said about cultural influences mate.I've witnessed many of them over 5,000+ investor intro calls and will leave it that.I'll protect my company and team first and foremost.Revenue and profit is secondary.Who $#@%'s on my team, $#%@'s on me also and we fire them in a heart beat.The team works way to hard to get abused via email, etc...

A well written management contract should clearly spell out what is expected of both the PMC and the owner, to PROTECT both and avoid misunderstandings.

The thought being in case a tenant sued you your house would be titled in an LLC thus protecting your personal properties.

If you want to appear professional and on top of that get liability protection, put up an LLC and close under the LLC. 

It's all run under the table currently and haven't had any problems, but want to formalize this as a business to avoid any hardship down the road.I don't know how I should be protecting myself here.

We also have absolutely insane tenancy laws designed to protect tenants and make landlords' lives difficult.

So, how do you invest to (1) take advantage of property price appreciation and/or protect against inflation (devaluation of “fiat” currency) and still protect against a crash?  

Much more accurate & protective than a general number.

Caution: some states like Maryland have addopted laws to protect homeowners in preforclosure from "Predatory" investors.
