If they're on disability and don't have a job or a large volunteer commitment and they're not obviously physically disabled, get a full confidentiality release of their mental health history so you can determine if you can cope with having them as a tenant. 

@Matt Fore Yes it does have to be capital gain although there is some language that just references "gains" so we are waiting on additional guidance as to whether ordinary gains would qualify.I think the reason capital gains need to be invested into the funds instead of straight cash is that by recognizing a capital gain you are selling something which promotes economic activity (selling stocks, businesses, real estate, etc.)

To keep things out of the grey we don’t want the individual benefiting from the IRA nor do we promote the Ira benefitting directly from the individual owner.

If she is unable to have a civilized conversation then maybe you need to put some showing notes in your listings to the Agents to just beware of the neighbor who suffers from some kind of mental health issue <-- not too sure if you are allowed to do this since technically I believe this is a protected class but I would maybe consult with your local real estate board.

However I thought this post seemed pretty realistic.Usually these self promoting posts get a hearty round of praise from the complete newbs, and are completely  ignored by anyone actually knowledgeable. 

They are getting to the point where they need around the clock care and need to sell their house  where they lived to help pay for the health care and living expenses .

Even though you are canadian, you can take legal action against all companies involved including the marketing promoter. you should be able to recover some funds at least.
