Unfortunately, the cash out refinance rate would be 4.25%.I also put down an extra $200 on my mortgage to pay the primary house off and will have it paid off in 20 years.My house payment would go up about $125 as I would "pretend $200" was still part of my payment, but to me that is not what I am concerned about.

In general though, if you have a standard STR just pretend like you are going to live there and think about every single possible thing you would have to pay for and that's exactly what you will pay for as an STR Op-Ex and then add 20% to that because you need to provide an experience that is better than what you would likely provide for yourself.

That's all wholesaling is as it's taught in these programs, it's brokering real estate except instead of being up front & telling the distressed seller that you'll sell their property for X amount & take X amount as your commission / fee you are taught to lie to the seller & pretend you are going to buy the property while you secretly attempt to "assign" your contract.It doesn't work.

However while the interest rates are less than a short term, hard money loan, it is still more expensive than a bank and indeed does not pretend to compete with conventional loans.If you don't have 20% down then my guess is that you are not ready for a HML.
