They are not perfect but lot better than any player in the buying selling process.

I think to be successful in this business long-term it's important to get to know the players in your market and establish a reputation because you never know what relationship will help you complete a deal somewhere down the line!

He doesn't need the money, but he is a 'player' in my area and realizes that the more potential capital is worth the small amount (relatively) that he's paying out in interest payments.

Many a family can't do what we do because one or the other just has to have the reliable repeatable income even if it creates a situation where like many they just get by.If I look back on being raised in Cupertino and during the rise of computers and internet I think I maybe should have gotten into marketing and sold Apple computers world wide or Intel chips I would be long retired with tons of dough...

I remember one post here where the would be sub2 player asked "isn't the whole idea of doing a sub2  is because I'm not actually responsible for the loan?"  

I've heard COUNTLESS stories exactly like the ones you shared with your test - most of the major players treat the PM work like it doesn't even matter - no returned calls, late to appts, etc.
