It would be advisable for the potential purchaser to thoroughly investigate every aspect of the property prior to purchase, including, but not limited to, the location of the property, type of buildings, if any, on the property, determining what, if any, liens or encumbrances exist on the property, and any other facts which may be pertinent to the contemplated purchase.

I would check with your local bank for opportunities to get a line of credit - I wish those things existed in the private lending world, but they are non-existent for the time being.

Why not focus on one of your existing markets and repeat your success there?

Thanks for mention mate,Happy to help and offer guidance.We decided to totally pull back on taking on new investors and will just help our existing investors purchase from time to time.It's not worth the baby sitting drama involved and I see folks would rather BRRRR so we will just do the PM and fix the F@#$ ups and charge appropriately for it 🤷‍♂️I moved to the US 12 years ago to build my own portfolio and all I have done was help others build theirs lol.I don't even have a larger portfolio than our highest volume investor...What a joke for me hehe

I'm hoping to find an existing independent PM or franchise to acquire in the next 18 months in the Denver area.   

Some of my clients' existing co-living investments are absolute cash cows. 

But they do exist! 

For an STR, the lender, assuming they are STR friendly, would likely use AirDNA projections, historicals from the seller (if they exist), or an STR 1007 market rent schedule to qualify the rents.

In TN if they do not attend this inspection their rights to object to the condition of the property is pretty much non-existent.
