Again, paying $100 o whatever for every time the tenant see a roach or a mouse, is dumb in the long run....again, your PM should know that....Some or all of these could be legit....but when there is a pattern, you need to get to the source of the pattern and stop the bleeding, not put a band aid over it.

After enough time is spent on the MLS, or even a site like Zillow, I think that you develop an idea of the base cost of a house that you're looking for, and after enough evaluations, you'll start to notice patterns in the numbers (of the listing, not the analysis) where you could then decide to run a more in-depth analysis.

@Chris Hanisco - think about the $400-600/mo you won't be able to spend on your son and yourself because you're being charitable to someone who has shown a pattern of not respecting the property you are purchasing.
