I just bought a duplex in San Diego for 900k....if you can afford the monthly payment for 800k it will be easier to pay 900k payment if you have someone else chipping in 2-3k per month.

for the rentals we use Kitchen Kompact from HD. they are distrubuted by Williams, which has a warehouse about 1 hrs away. they come in a few colors, i just get the oak because that can take a beating and not even show it.not sure if other areas of the country have this, but it's just under $100 per box. i love them.

In my first remodel-hold, I put brown marbled tile in the kitchen floor, dark walnut stained oak cabinets, and brown concrete countertops.

In Odenton/ (Seven Oaks town homes) my rents are up from 1550 two years ago to $1800 now.

-Flooring: Oak hardwood (although might have to go with laminate or manufactured hardwood like Tim suggested)-HVAC: Goodman 3 ton heat pump.
